What Is TPO Roofing?
TPO stands for Thermoplastic Polyolefin and is one of the most popular flat roofing systems on the market. According to the NRCA, about 40% of commercial buildings have TPO roofing installed. One of the reasons TPO has become so popular is it’s ability to reflect sun rays and using top of the line insulation to keep the temperatures inside the building much cooler than almost all other flat roofing systems.
TPO roofing is a single ply membrane that is made up of synthetic rubbers and reinforcing scrim. It comes in rolls from 10 to 20 feet wide making it easy to transport and install. You can usually spot a TPO roof by the white color of it, which is exceptional at reflecting the sun’s UV rays, extending the life of the commercial roofing materials while improving energy efficiency.
Many commercial buildings have a flat rooftop or sometimes what we call a low slope roof when it is slightly angled. TPO was designed for flat and low sloped roofs and has been around for over 40 years.
How Is TPO Roofing Installed?
Once your old roof has been cleaned and prepped for it’s new roof, we start with installing a layer of high R rating insulation such as Polyiso or Polyisocyanurate, EPS or Expanded Polystyrene and (XPS) Extruded Polystyrene. Each type of insulation has different R ratings and perm ratings. R rating represents the material’s resistance to the flow of heat and perm rating is a measurement of how much water vapor can pass through the semipermeable membrane.
Once the insulation is laid down, the TPO membrane is adhered to the insulation with either mechanical fasteners or and adhesive. The long rolls of TPO allow for very few seams that all go parallel to each other down the length of the roof. These seams are welded together with a hot air type gun that bonds both top and bottom layer together, creating a watertight seam that will with stand even the harshest weather that Colorado can throw at you.
What Are The Benefits Of TPO Roofing?
TPO roofing has many benefits to it, which is probably why it became such a popular choice over the past 30 years. To start, the layer of insulation under the TPO membrane provides an impact resistant barrier that protects the structural integrity of your roof and the insulation also does an incredible job of keeping the building it covers at a very constant temperature, saving you money on heating and cooling. The impact resistance from this insulation can also help save you from needing unnecessary flat roof repairs since it can absorb hail impacts better than a hard decking suck as wood, which can crack and cause leaks.
The white reflective layer of TPO is very resistant to the sun’s harmful UV rays which helps the roofing material last longer under direct sunlight not to mention how the white color doesn’t store heat as much as darker colored roofs, improving energy efficiency even further.

What is the Typical Lifespan Of TPO Roofing?
The weather that your roof experiences regularly makes a big difference in how long your TPO roof will last, but most of the time you can get a 30 year manufacturer warranty. Most commercial building owners report a lifespan between 20 and 30 years for their TPO roofing systems, but it hasn’t been around for much longer than that so there isn’t enough data to speculate past that. TPO roofing systems have been know to hold up very well in the heat and regular sunshine.
