What Are Roof Coatings?
Roof coatings are applications designed to protect your roof and extend its service life. They are applied directly onto both old and new roofs. Roof coatings are a fluid applied membrane that offers both elastomeric and durable qualities that can bridge small gaps in your roof in order to help waterproof it.
Simply put, roof coatings are substances that are applied to your roof and improve the performance and durability of your roof. Roof coatings are thicker than paint and it is because of this that it takes more gallons of roof coating to cover your entire roof than you would expect with a typical exterior paint.
Roof coatings generally take between 1.5 and 3 gallons per 100 square feet depending on the type of material used, how bad the cracking is on your roof and if there are lots of areas that need some extra attention to seal up.
Not all roofs can have roof coatings applied though so be sure to ask our team before proceeding with a roof coating. The most common roof coatings include acrylic, asphalt, polyurethane, and silicone. Our roofing experts can let you know which product is ideal for your roof.

How are Roof Coatings Applied?
The process of installing roof coatings is easier than you think. The first step is that the roof needs to be cleared and cleaned of any materials and debris. Asphalt, polyurethane, and acrylic coatings typically require a primer before installation. Without the application of primer, the roof coating won’t stick, and you’ll end up needing to do the entire job over again.
Meanwhile, silicone roof coatings typically do not require a primer. Once you have a paint ready surface, you can roll most roof coatings directly onto the roof over the old surface. You apply asphalt roof coatings with a push broom. In contrast, silicone and acrylic roof coatings require rollers or a roof coating sprayer for application.
Depending on the type of roof coating used will depend on how many coats need to be applied. Acrylic roof coatings require two coats, one laid perpendicular to the other. Other roof coatings typically only require one application to be effective.
What are the Benefits of Roof Coatings?
There are a multitude of benefits that come from roof coatings. Of course, they protect and extend your roof’s life, but they also provide some waterproofing benefits and fill small cracks and membrane seams in your roof. Roof coatings mean less maintenance now, and less roof maintenance later.
Another benefit of roof coatings is energy efficiency. They typically have some sort of reflective surface, which reduces the temperature of your roof and has significant impacts on life inside the building. Either the air conditioning units won’t have to work as hard, or the temperature inside the building will stay a little cooler.
If you’re looking to reduce your building’s carbon footprint, a roof coating is an easy way to do this. That’s because the less energy you need to spend to keep your building cool, the smaller the global footprint. Even better, since your roof is going to last significantly longer, there’s less waste to worry about because you aren’t completing a full roof replacement. Roof coating benefits are as follows:
- Provides waterproofing benefits
- Fills small cracks and membrane seams
- Lowers energy costs
- Extends the life of your roof
- Prevents minor wear and tear
- Prevents your roof from being exposed to UV Rays
- Has a positive environmental impact
What is the Typical Lifespan of a Roof Coating?
The average lifespan of a roof coating is ten years. However, during these years, you need to ensure that you are completing proper maintenance and getting routine inspections completed. Of course, your roof coating will only last ten to twenty years if you are properly maintaining it.
This means that you might end up getting part of your roof recoated or have to add another application before the lifespan is up to get the roof coating to last. This depends on the quality of your roof, the location of your building, and the type of roof coating used.
These inspections and maintenance are even more critical after inclement weather, like a large storm. Otherwise, it is still essential to check your roof coating every year to ensure that there is no damage from routine use. While most roof coatings can last up to ten years, acrylic roof coatings generally need another application after 2-3 years of the initial application.
How Much Do Roof Coatings Cost To Install?
There are many factors that go into the overall cost of having a new roof coating applied, but it can be broken down pretty easily. Below are some of the factors to consider when figuring out pricing of your roof system.
- What condition is your roof in? Will it need restoration?
- What is the overall size of your roof?
- How easy will it be for roofing crews to access your rooftop?
- What type of insulation do you need?
- What type of roof coating do you need?
- Do you prefer a certain way of application over another?
- How many and how difficult are the protrusions on your roof(ac units, electrical, vents, etc)
- What type of warranty are you looking for?
